Here in PA, there's some funky law about 'common usage' or something, not sure what it's called, and really find it hard to believe, but i was told if i use land adjoining mine for 7 years as if it were mine, it becomes mine

Happens ALL the time. In residential land, nobody every wants to spring for a survey so it hardly comes up unless you are in a fancy neighborhood. In commercial land, it is a daily thing. A an old vacant piece of property and let's say a driveway, or gravel road gets moved for convenience. Ten years later, nobody knows where the line is.
Surveyer's do though... for the most part unless you are really in the sticks.

Why would you rather be buying than selling
I know the ridiculous over-supply sucks if you are selling, and helps if you are buying, BUT that's about the only thing that i can think of that's advantageous to buyers and sucksdick for sellers.
Other than that, it's falling knives, and i'd rather be throwing them than catching them
