I couldn't agree more Happy. I have always loved the Kingsway area. Beautiful old Victorian homes, quiet yet interesting streets and areas. I'd be happy to live my life anywhere in that pocket.
The wifey used to live on the corner of Kingsway and Grenview?? I'm not 100% sure they meet now that I think about it but in that general area. It was her mothers dream home...such a nice area.
Haha good ol' Prince Edward. I have a buddy who lives in Park Lawn. I refuse to take Prince Edward now because that stretch from Bloor to Park Lawn seems like forever.
James Gardens....very nice this time of year. Or those nice areas along the Humber river by Old Mill.
I hope to be living around there in 10 years when my capping skills pay off big time![]()
The Coke knows hockey too!

Especially where I was on Prince Edward Drive and very near old City of York (which was Toronto proper).
You must know of Dukes Sporting Goods then eh? I think it's called the source for sorts now

That mile or so was my childhood neighbourhood. I know and have walked every inch of that strip - I know every crack on every sidewalk, every set of initials in the pavement, every blade of grass in Sunnylea park... those were great days ![]()

He is a character. He is actually from Lakeshore (15th st) and went to Richview. ![]()
Definitely a stand out type of person. Just happens to reside in park lawn now. He's been all over the map. I've stayed in the bubble....3 places within 10 mins of each other.

I'm pretty sure it is Kingsway and Grenview...I get so confused sometimes in that area. One way streets! Anything that reminds me of Hamilton puts me in a fuss sometimes haha. There is a Grenview north and south street I believe...
I confused my Georgian with Victorian
They both look great to me...the untrained eye.
Annex/Yorkville is equally as nice, just different styles and vibes. These new GOTTI homes are ruining the Coke.
Have you seen by chance, those two monster disasters at Kipling and Bloor? Two Gotti homes, terrible for traffic, and all the houses around there are older bungalos. They have been on the market for ages. If you're in that area next time take a gander, you can't miss them.
Had two young real estate agents (Sturinos) and I don't even think they got a bite. Now they have some serious pros in there trying to sell those things. BOL to them.
I lived in one of those homes in my teens in the rosethorn area....our neighbours were miserable and although they were nice areas, they lacked natural beauty and realness.
