Since Apri 1st Ive loaned $4400 to a friend to help her close on selling her house to keep it going to foreclosure. I thought I would get it back in two months.  Wrong. She declared bankruptcy. then got hit with a 1500 tax bill because apparently you cant write off funerals and i cashed out my moms small 401K to pay for it. then i owed taxes on it.  Now just moved into a new place and had to pay 2000 for first two months rent and some securtiy. 600 for real estate school.  the last 6 months i have been winning pretty regular in betting but now lost 1K in the last 3 days.  Anyway I need you guys to pull for me today.  im down to my last 235 in my gambling account.

and 15 on a five team parlay

Cleveland, the over, The Braves, the over in the reds game and and the rockies. 15 to win 500.

Obviously you don't need the "Don't loan money to friends" lecture...

I know a few ways I could have helped before you gave her the money and before she declared BR...... Now it's too late to put a lein on her house for your loan. It will basically be on her to pay you back now, unless you're pissed enough to sue her (which is pointless btw).

At any rate.... BOL today and moving forward....

Yeah, I think you were on the right track with your intentions, but by not putting a lein on the money you gave her took away your "financial interest". Were you trying to do a contract for deed or sell it outright for her? If you don't mind my asking.....

i work in a real estate office - assistant.  She has two properties here and was trying to sell either one because she was about to go through foreclosure. I told her to bring the listings to my boss and we would see what we could do with it.  Well, a day before she declares foreclosure we get a cash offer for full boat.  sounds good right? wrong because on the settlement sheet she still needs to bring 10K to the table do to a lean and past missed HOA fees. I felt guilty cuz im the one that brought the listing to my boss where he spent $$ on marketing.  She said she could bring 5K and was "suppose" to get 2K for the next two months from her renters. well the first 2K she actually brought to the table as far as her portion and the other 2K.... she failed to mention that she owned them a good portion in security fees and pre paid rent.  she says she still going to pay me but im not holding my breath. An attorney friend of mine said i should file a claim with her bk lawyer. Maybe. Im going to call a random bk lawyer tomorrow to get an opinion.
